To ensure a safe, respectful, and enjoyable experience for all, please review and follow these house rules during your stay: 🚭 Smoking, Pets & Alcohol: - Smoking or vaping is not allowed anywhere on the property - indoors or outdoors. - Pets are not permitted. - Alcohol must be kept inside the house or on the Farmhouse patio. It is not permitted on the lawn or elsewhere on the sanctuary grounds. 👥 Guest Count & Capacity: - The maximum overnight guest count is 16. - The total number of people at the Farmhouse (including day visitors) must not exceed 20 at any time. - Please notify us of your total number of guests in advance. Unauthorized gatherings are not permitted. 🚿 Towels & Amenities: - Fresh bath towels and bed linens are provided. - Please bring your own beach towels, as indoor linens may not be taken off-site. - Complimentary Farmaesthetics shampoo, conditioner, body wash, lotion, and hand soap are provided. Please pack any additional toiletries you may need. 🚶‍♀️ Trails & Nature Access: - As overnight guests, you’re welcome to explore the Norman Bird Sanctuary trails daily from 9am to 5pm. - Please respect trail rules and stay on designated paths. 🔇 Noise & Quiet Hours: - Please help maintain the peace and quiet of the sanctuary. - Quiet hours begin at 10pm. - NBS reserves the right to request guests lower noise levels if necessary. 🔥 Fire Safety: - No open flames, candles, sparklers, or fireworks are allowed on the property. - The fireplaces are decorative only and not for use. 🚗 Parking: - Two gravel parking spots are available directly next to the Farmhouse. - 4 additional vehicles may park on the grass near the driveway, but not on the front lawn. - The driveway is a fire lane - do not block it under any circumstances. - Parking on the road is not allowed. Improperly parked vehicles are subject to towing at the owner's expense. 🛠️ Plumbing & Property Care: - Please be mindful of water use, and only flush toilet paper (no wipes or foreign items). - Guests will be held responsible for any damage caused to the farmhouse or sanctuary property. ⚠️ Safety & Liability: - For safety and wildlife protection, no balloons, drones, or kites are allowed. - Furniture or equipment setup is not permitted on the Farmhouse Lawn or sanctuary grounds. - NBS is not liable for loss, damage, or injury during your stay. If you'd like to purchase liability coverage for your group or event, we’re happy to refer you to an agent. 📄 Rental Agreement: - An additional rental agreement will be sent after booking and must be completed prior to check-in.

Guests have exclusive access to the entire farmhouse during their stay, including: - All indoor living areas, bedrooms, and bathrooms - A fully equipped kitchen and spacious dining area - Private outdoor patio with seating and grill - Large backyard lawn surrounded by nature - Driveway parking for up to 6 vehicles In addition, guests are welcome to explore the 300+ acres of nature trails at Norman Bird Sanctuary during open hours. Maps and trail info are provided at check-in. Please note: The farmhouse is located on the grounds of the sanctuary, which also hosts daytime visitors and events. However, the house and outdoor spaces directly around it are fully private to your group.
